Historically, the site had been used for industrial purposes since 1903.

As a consequence, the presence of hydro-carbons and heavy metal contaminates from soil tests required Mar City Developments Limited to devise a full remediation strategy which had the approval of the Enivronmental Agency for residential use.

At an early stage in acquiring the site Mar City Developments identified the opportunity for a potential change of use from industrial to residential which the company pursued and obtained.

The sites dilapidated buildings made any reuse or redevelopment of them for industrial use uneconomical.
